Reasons why there are foundation problems
and ways to prevent foundation repair:
- Some foundations
are not designed for the soil conditions they are built on.
- Sometimes interior
beams are not on load bearing walls.
- Sometimes, interior
and exterior beams are not dug deep enough during construction.
- Some houses do not
have good compaction of soils or have erosion of soils if retaining walls
are not built. If the house is built on a hill and soils are moved but
not compacted, this could cause settlement.
- Natural live
springs under the slab.
- Moisture causes the
soils to expand; dry weather causes the soils to contract. The constant
change in weather can cause the foundation to shift.
Wet
– swell or expand; Dry – shrink or contract
